Pilkington Real Estate is a boutique valuation and surveying practice led by Fred Pilkington BSc MA MRICS.
Fred Pilkington is a Chartered Surveyor and RICS Registered Valuer with over 20 years’ experience providing valuation and property advice across London.
Fred specialises in residential and commercial valuation for tax, legal and strategic purposes, including independent Red Book valuations and work connected with matrimonial and family law proceedings. His reports are prepared with careful regard to their stated purpose, the available evidence and the professional scrutiny they may receive.
Before establishing Pilkington Real Estate, Fred held valuation roles at leading firms including CBRE and Matthews & Goodman. His experience spans commercial and residential property, with particular knowledge of Prime Central London.
Fred holds an MA in Real Estate Valuation and Law from City University Business School and a BSc in Business Administration from Georgetown University in Washington, DC. He qualified as a Chartered Surveyor in 2004.
Clients work directly with Fred throughout their instruction. He agrees the scope, considers the evidence, oversees the inspection and analysis, and remains the principal point of contact through to completion.
This direct involvement supports consistent advice, efficient communication and clear accountability. Where an instruction requires complementary expertise, the practice can work alongside experienced surveyors, quantity surveyors, planning and development consultants, and legal or professional advisers.
Professional philosophy
The practice does not undertake estate agency instructions. Advice is provided without a sales mandate or transactional incentive.
Valuation conclusions are supported by appropriate comparable evidence, market analysis and transparent reasoning.
Complex property issues are explained directly, with the material conclusions, limitations and next steps made clear.
The scope of work is matched to the purpose of the instruction, avoiding unnecessary complexity while maintaining professional rigour.
Arrange an initial discussion about a valuation, survey or leasehold matter. Fred will confirm whether the practice can assist and outline the appropriate next step.
